Appraisal Services Offered

01 — Full Appraisal

Includes interior/exterior inspection. 95% of the assignments we complete are full appraisal types. Full appraisals are typically used in mortgage transactions, estate settlement, divorce, tax assessment appeal, pre-listing or cash purchases.

02 — Exterior-Only Appraisal

Property is usually observed from street view (appraiser does not enter the interior). Exterior-only appraisals are used when the interior is not accessible, and/or there is sufficient information about the interior (an MLS listing or photographs). Also common for retroactive dates.

03 — Desktop Appraisal

A desktop appraisal is completed without any field inspection. The report is completed entirely from the appraiser’s office; information on the property is provided from the owner, agent, public records, prior listings, etc.

04 — Consulting Session

Consulting sessions are done over the phone and can include a screen-sharing option. Sessions can be tailored to each person’s needs, whether it’s an agent wanting insight in pricing a unique property, or a non-local professional expanding into the Sacramento/Foothill market.
